Some things most real estate agents, such as myself, consider when coming up with an asking price include: what comparable houses have sold for recently in the area, and also the price per square foot. Although, price per square foot is not always the best pricing mechanism on its own because it does not take into account the size of the lot or upgrades or features such as a pool, spa, etc. The average price per square foot I have seen in Chico recently ranges from $170’s/square foot to $190’s/square foot.

Bottom line is, you need to feel comfortable with the price you are selling your house for, but at the same time you need to be realistic and price it similar or even a little lower than other comparable houses that have sold.
