Good news for home buyers who haven't owned a home in the last 3 years and for current home owners who have lived in their home at least 5 years and want to buy a new principal residence. The $8,000 tax credit has been extended for FTHB (first time home buyers) and a new tax credit of $6,500 will be given to buyers who buy a new principal residence and have lived in their current property for at least the past 5 years.

We are not out of the woods yet, but there is some light at the end of the tunnel. Senate has approved the extention, so we shall see if it makes it's way up the tree. The short answer is no! Many lenders, thus realtors, interpreted the new FHA guideline to allow borrowers to monetize their future $8,000 first time home buyer tax credit for their 3.5% minimum down payment. THIS IS NOT THE CASE! The new guideline allows them to use their $8,000 tax credit for FURTHER down payment (on top of the 3.5% down payment) or for closing costs. Step #1 of three practical steps that I will share on how to apprach selecting the right preperty.

There is no such thing as a perfect house. Use the 85% rule- make sure you are finding most everything you want (85%) in a house you purchase.
